Guaranteed Preventive Maintenance Agreement
Keeping patients safe and comfortable, utility costs low and maintaining facilities up-to-date with government health standard regulations is of paramount importance to medical practitioners.
Eliminating the uneven temperatures between exam rooms and maintaining proper temperature and humidity within the surgery suite was extremely important to the success and continued operation of this particular medical practice. The building’s original design and construction did not allow for the minimum amount of outside air supply to meet the current ASHRAE and state health standard regulations.
When Linc Service arrived on site, they were able to provide comprehensive explanations and firm descriptions of current issues within the facility, while pointing out areas of opportunities that the center was unaware existed.
Through a series of detailed projects and timely response solutions, Linc Service provided immediate improvement on the overall comfort and performance of the facility.
CHALLENGE
Developing a solution that addresses the limited space available within the building for new equipment and providing a fixed budget program to reduce operating problems.
SOLUTION
- GPM Agreement covering 25 split HVAC units to proactively address future, potential HVAC related issues and concerns within the facility
- Installation of a 50 ton air cooled chiller that feeds 4 AHU’s, in conjunction with a packaged boiler and a 100% outdoor air handling unit with gas direct fire heat
- KMC Based Control System installed to monitor temperature and humidity
- Reprogramming and commissioning of the control system
BENEFIT
- Air exchange regulations are up to code with the state regulations
- Proper control and accurate reporting of air changes and temperature ranges for surgery needs
- KMC Based Control System provides real time monitoring to alert if an area is in “alarm” status allowing the contractor to respond before the medical office staff may even be aware of the issue
